Koula is the next high-rise condominium to be sold by the Howard Hughes Corporation in their exciting and vibrant Ward Village development located in the Eastern portion of Kaka’ako, adjacent to world famous Ala Moana Shopping Center, Ala Moana Beach Park & the working/recreation small boat harbor of Kewalo Basin. It is the 6th building to be developed in Ward Village just Ewa (West) and adjacent to Howard Hughes Corporation’s condominium, Ae’o, currently under construction.

Koula has a total of 570 residences (A yet-to-be-determined number of these residences will be designated for those who meet the residency, income & asset restrictions of HCDA’s Reserved Housing parameters in their Mauka Area Rules for what is generally know as the “Gap Group.”). The residences will consist of studio, 1-bedroom, 2-bedroom & 3-bedroom residences. Sizes will range from ~300 sq. ft. up to ~1500 sq. ft. of interior living area. Sales at Koula are expected to start late 2018 or early 2019, assuming the developer completes the entitlement process, and construction could start in late 2019.

Location

Koula is planned for a site next to the Ward Entertainment Center on Auahi Street, where a group of warehouse buildings were recently demolished. The tower will have a mauka-makai (North-South) orientation, with the long side facing the soon to be developed Ward Village Central Plaza, which will be a 4-acre oasis of lawns, trees and flowing water features feeding from the natural springs in the area. A central gathering place with direct harbor & ocean views for Ward Village residents and visitors to enjoy.

Koula will be adjacent to the largest Whole Foods Market in Hawaii, and a short stroll to the Ward Entertainment Center & a new Longs Drugs store as well as a multitude of other shopping & dining options at your door-step. As an added bonus, the new Honolulu Area Rapid Transit (HART) rail station is slated to be located just a short block away.

The Howard Hughes Corp. is taking a slightly different approach with Koula, its sixth mixed-use tower in Honolulu, by reserving all of the ground floor of the 570-unit tower for commercial space and moving the lobby and other residential services to the second floor.

The 41-story building is planned for a site next to the Ward Entertainment Center on Auahi Street, where a group of warehouse buildings were recently demolished. The tower will have a mauka-makai orientation, with the long side facing the Ward Village central plaza, a public park that will stretch from Queen Street to Ala Moana Boulevard.

Sales of the 570 studio, one-, two- and three-bedroom units ranging from 300 square feet to 1,500 square feet at Koula are expected to start late this year or early 2019, assuming the developer completes the entitlement process; prices are not available yet. Construction could start in late 2019.

The name Koula — Hawaiian for red sugar cane — was chosen by Hilo-based Sig Zane Designs. The building is being designed by Studio Gang, which is led by architect Jeanne Gang and has offices in Chicago, New York and San Francisco, and the interiors are being designed by the international design firm Yabu Pushelberg, which has offices in New York and Toronto.

Koula is located in Ward Village – just a short walk to Auahi St., Ala Moana Beach Park and the future Central Plaza. Conveniently situated near the planned rail station, Koula is surrounded by a thriving community of local retail, dining, and entertainment.
